  Two new websites catering to homeowners wanting to sell their country homes, vacation homes, including undeveloped land.

LandWatch.com is available for those looking for undeveloped land, rural retreats and country homes.
ResortScope.com has been set up for those looking for vacation resort properties. Both sites offer their listing services free for homeowners and buyers. Both must register on their on their site. Developers and brokers must pay to have their listings featured.

Both sites are owned by Second Space, a Seattle based start up company with over 1 million in revenue its first year.

NAR reports that Vacation homes sales in 2006 has increased over the previous year by 4.7% to 1.07 million sales as primary residence sales fell 4.1% to 4.82 million.

Sales of Vacation Homes and Iinvestment Homes account for 36% of all new or existing home sale transactions during all of 2006. The 2007 numbers are currently moderate overall declines in sales up to date.

There will more and more of these companies showing up on the radar screen as new competitors to the existing MLS's around the US. They appear to have found some weakness in this arena are quickly filling the void.

First of All This is a Commercial, an Advertisement, an Announcement, a Broadcast,a sound-byte, a reel Clip, Etc.

One of the listing under Exit Desert Ocean Realty Broker-ship needed a new roof. Not the whole thing but a significant part. Not considered a replacement but a fix. Almost half of the roof needed replacement. The roof had been fixed by the prior owner, however the roll had pulled up and the laying of some of the material didn't take into consideration the flow of water. The job required the removal of a 4'by 4' skylight. A corner that would stop up was cut and had new flashing put on it. 30 year shingles were used. There were a couple of crickets that needed some special attention.

What is most important. For all contractors Time is Money. However for Richard a Good Job is money. So when the day simply got to hot and the laying of the material would have caused future problems, he and his crew stopped. There is wisdom in an owner/boss who doesn't just move ahead without consideration to the needs of those around himself. He knows how to work in his enviroment.



Richards quotes seemed reasonable. Kind of like a Goldilocks story Not to much, not to little but Just Right

Although I am the son of a General Contractor (Leonard Rensink Jr commonly known as Bud Rensink) and have a fair working knowledge of a home. I don't keep current on prices so I brought in my good friend Steve Rainey and asked his professional opinion. He felt the priceing and the work were fair.

So My Recommendation: If you are looking for someone in the High Desert, Victorville, Hesperia, Apple Valley to Reroof- Repair and do a Certification Richard Rossi is you man and company. His license number is 862390. His phone number is 909 456 9345

By the way, he provided a 2 year certification for the whole roof. It is worth the price of admission.

Today, I gave a listing back.
Three Things happen to cause a home not to sell. If it is in good condition but located poorly it won't sell. If it is located well and priced poorly it won't sell. If it is located poorly and condition is poor and priced poorly it won't sell forever. What I am saying here is True in the High Desert as it is true everywhere.

Of these concerns what can you change? Location is what it is. Other than cosmetic and cleanup, condition is what it is.(may you have worked with sellers who said they were going to do some changes but they didn't because motivation, and other priorities pop up) So the only thing that really controls the sale of the home (granted you have marketed the home properly - cross market, direct market, word of mouth market, sign market, mls market etc) is price.

Price is really the back bone of selling the home. Tony Smith is an agent in the High Desert, so date I have never met him and i have only talked with him once on the phone. I learned of him when I went to a Keller Williams Family Reunion in Las Vegas Nevada. One of the instructors for Keller Williams mentioned him in his presentation. That instructor was a prior instructor for the Mike Ferry organization. He simple stated that Tony carreer sky rocketed when he learned how to price homes to sell. What a simple concept. My client and the particular motivation he has won't let the house be priced right.

Giving the listing back wasn't easy. I don't like it when the deal doesn't end with escrow and a paycheck for my efforts and time. But on the other hand I listed and sold in 4 days because of location, condition and price and the clients were resonable. lesson learned. If you live in the Apple Valley Area, or you work in victorville like I do you will understand that over inflated hopes equal dashed hopes when the home doesn't sell.

Location and Price....Are these really the most important when selling?
Think about this for your homes in Victorville, Hesperia, Apple Valley and the high desesrt real estate.

It seems to be industry standard to focus on Price and location. Most agents will rarely step outside of these 2 factors when listing a property other than to add that they will be listing in the MLS, which is more often than not, the extent of their marketing efforts. Most agents who actively participate in the Active Rain Community are an exception to this. Reality is that, although location and price are of concern, there are other factors that will make or break your property selling goals.

Thinking that XYZ agency will be your best choice? Think again. Many will choose an agent soley based on their affiliation with a "Big Name" agency. When was the last time you heard someone say that they bought an "XYZ agency" property? Have you ever heard that from anyone? People sell homes, agencies do not. Choosing an agent solely based on agency affiliation may leave you wondering whay your neighbors home has sold and yours is still setting on the market. Most agents are responsible for the marketing of the properties they represent. The agency they work with will rarly, if ever, assist in the marketing of your property. It is up to your agent to market your property and get results.

We believe that there are 4 factors that affect the sale of a home:

Attitude
Location
Price
Here is why:

MARKETING - The marketing of any property is the most important aspect of selling a home in any market. Without proper and extensive marketing, no one will see your property. If they can not see it, they will not buy it. Plain and simple. You want to have the most exposure possible. Without it, nothing else matters. The MLS is a start yet, should NEVER stop there. 80% of protential buyers look to the web for their next home....How is yours going to look? Do not simply take an agents word that they will market your property online...INSPECT WHAT YOU EXPECT. An easy way to check is to simply type your property address in your web browser. Does it appear? How many times? If it does not appear or....the marketing that does appear does not do your property justice, get with your agent and find out why. A professional will not make excuses yet, will correct any error right away and be happy to correct any error. The web is a powerful tool. Do you want to loose out on nearly 80% or more of the market?

ATTITUDE - Do you really WANT to sell? Does your agent really want to sell your property? Are you ready to sell? Do you, and your agent, believe it? If you are not ready to sell, your property wont sell except in the hottest of markets. If your agent is not convinced that your property will sell....the same holds true. Wait until you are mentally ready to sell before listing any property. When a prospective buyer, or thier agent calls, are you ready? When they make a last minute call to view your property, do you treat them as if they were a lond lost friend or an intruder? Does your agent welcome agents from out of their market area or treat them as a foe? Your enthusiasm, or lack thereof... and that of your agents will show and will have a profound impact. A positive attitude does wonder. You have only one chance to make a great impression...Make sure you, and your agent, are ready!

LOCATION and PRICE - This is what the average agent seems to dwell on entirely. Sure, they are important factors yet, without the first 2, you are typically left dead in the water! We have seen many a property sell in short order where proper marketing and attitude have produced excellent results. Combine all 4 of these factors and you will be amazed at the results. Location and price do play an important role. One of which can be changed...the other can not. Make sure that your agent has a thorough understanding of the area you are selling in. In most cases, a property must appraise at, or very near, the selling price unless it is an all cash offer without contingencies(Pretty Rare). If your agent has knowledge and experience in your area, he or she will be able to provide an appraiser with the data needed.

This chart is taken from a report displayed to the real estate community of MRMLS. I am a member realtor of the multiple Region Multiple Listing Service. It is part of Inman Real Estate News. This last week I spoke with the former president of Inman news. He is now in a company that proceeds real estate websites that are consumer friendly. When I asked him about SEO, He commented that Inman news used to be in a number one websites position due to the fact that they reported on real estate. When they fell from first place on what they considered significant searches. He took up the project of spending $50,000, time and effort to raise their position only to end up going down. His comment, "how seo works is a mystery, you would do better to simply work your job."

Back to the Chart. Here are a few observations: posiitions 1-9 have not changed in position although percentage can vary. There is more movement in positions 10-20.

Although not shown here, making it into the top 100 is an ecomonic monstrous position. According to Hitwise, if you are in the top 100 you make up 69 percent of the market share.

"If the top 100 Web real estate sites capture most of the traffic associated with home buying and apartment rentals, traffic is even more concentrated in the top 10 Web sites, which claim 28.4 percent of all visits in the category."

If you have not heard of hitwise go and explore. For my part it presents the best of the best in many fields and in real estate you need to know who is on number one. Number one is the bench mark by which you judge everything else. My exploring led to requesting a free report of how my Apple Valley, Victorville, Hesperia real estate website is doing against the number one competitor. I have yet to read the report and gain any insights. We will see.

So Where is Active Rain? Are we in the Top One hundred? Answer- no. However Active Rain is an up and coming contender. Active Rain has threatened to break into the top one hundred. It has recently moved up 78 places as of this April and holds position 120 until the next reporting. That is not to bad for a free online community of networking real estate professionals and affliates especially when you understand that we started with 400 positions ahead of us in this calendar year.
