What Can a Regional Franchise Meeting do for you?
When the dust is settled and the smoke is gone, the bottom line will be that Exit Realty is the fasting growing real estate franchise in the history of the business? It is good for the Agent, the Broker and the Client. How cool is that?

Bruce the regional direction for Exit Southern California stated those piercing words. He repeated them three times and we wrote them down. Then he said it is in the manual. i am from the Victorville area, I live in Apple Valley but Work in Victorville, Hesperia, Adelanto, Lucrene. So a 3 1/2 hour drive to San Diego was a gamble on the simple return of my time and effort and thirty dollors (my partner paid, i drove).

I started the day with plans to leave at Three o'clock only to change that and leave a little after four. I knew I would be late to my evening meeting. I knew that I would be driving in Rush Hour Traffic.

The meeting, the people,the content and motivation were just that good. Mind you when I went I was in good shape already. 2007 has been a year of learning and networking and growing and really feeling good about the progress and how things were shaping up. So To go to that meeting and come away even better. Well, maybe you should consider a regional franchise meeting. Maybe you should consider Exit.

Meet the Mayor the City of Adelanto
It is the High Desert, The city is Adelanto Is located next to, Around the 395 corridor. If you have never heard of it, it is okay. But Wait a while and watch the giant that is about to waken. Median age is 26 years young.

I heard Charlie Vasper the current mayor of Adelanto speak about this town and obvious love for it.

Do you know where the top producing Stater Brothers is???? Where does "the Low Price Leader in Your Home Town" rake the dough in? That's right, right in Adelanto. Can you imagine that? The largest employer in San Bernardino has its most successful store in "who ever heard of" Adelanto. That means it is number one out of the 160 full service markets. Leo and Cleo Stater, the twin who started Staters Bros. would be proud. But then so is the current Owner Jack Brown, Ceo.

Adelanto can boast about being the fastest growing city of the Victor Valley in the last decade, achieving an increase of 113% growth in its population.



According to Mayor Vasper, they expect a 56% population growth by 2030! They are redoing El Mirage Road Right now. The piece of crumpled road is an important link between Antelope Valley and Victorville. They are expanding Fire and Police services. Also expanding is the sewer and water supply/capacity.

Annexation is coming. County land north because Lewis is building a community there. Lewis and Stirling propose 20663 homes North of Adelanto to house the coming workers to SCLA.

"President/CEO Kevin McCarthy commented, "PFF Bank & Trust is now extending its branch footprint to our High Desert communities. New branches, already approved in Apple Valley and Hesperia, will join the new Adelanto branch in further developing our deposit and loan franchise in this thriving region."
PFF Bank considers Adelanto a Thriving Region.

In addition, Dairy Queen International, Subway, Chicago Deli, Ultra Mar Gas and Chevron Truck Stop have submitted plans or begun construction

Target is coming to Adelanto. Not just a Target but a super Target.

Hanson pre-cast the nations largest Pre cast provider is coming and will employ 385 to 400 people.

Mayor Vasper had more to say, Like a Father with a new child, he beamed and spoke positively of the future and the present of his beloved town Adelanto.

Much of this information was gleaned at the most recent High Desert Economic Summit.

 What's Your Beef?
Have you ever done anything unethical, illegal, immoral? Let me define the words.

Morals is what is in you. Your own personal morality. That sense of being true to yourself.

Ethics is what happens that is not good between you and someone else. That sense of not being true to them. You know, the Golden Rule. Do unto to others....

Legal is what our state and federal legeslators put on the law books.

So something might be immoral even though it is not illegal. Something might be ethical but not moral.

And Something might be both ethical and moral but not legal.

A Grievance committee is the front line of considering what another agent or the public brings against a fellow realtor in accordance with the code of ethics. To be on the grievance committee you must attend a 3 hour training with a lawyer- we use one that is on retainer with VVAR. The Code of ethics is the guide to say what are the professional standards that a realtor should do.

So when I sit on the Grievance committee there are several questions that come before us when we look at a complaint. The basic complaint is "what's your Beef?" We examine the beef to see if based on the complaint there is an alleged violation of the code. We don't decide punishment or guilt or innocence. We take at face value the information and pass it along with recommendations to the Professional standards committee for their decision. We critique the the Beef to see if it is polluted, tainted, spoiled etc.

It takes a consumer some real work to present a complaint/ a beef, but when it comes we abide by the code.

Above our own personal opinions and above the examples of wrongdoing in the code we are to decide by the standards themselves.

So what is the point of this Blog? Make sure your beef is fresh and good. Don't let it get examined by the committee. Keep your word and keep your client happy.

A challenge, new, pregnant and starting at real estate. The Book is full of Practical Advise. Like What do you say when... It gives gameplans and strategies for

She has a Hyperlearning section wellworth the time and attention for you to get into.

She even has a section on what do you say in a contract, the wording and some suggestions for finding good wording by going through files that are part of your office.



Just a weekend read and perhaps several hours of study.

Dismayed with Education.
If you are dismayed with education, welcome. I have a Bachelors, Masters and several seminars workshops,retreats, and etc. Often I joke and say, "I am educated way beyond my intelligence."

I go to an event at the Victorville Mls- commercial, CRS, Foreclosure ETC. All Good stuff, in fact Great stuff. I come out totally impressed with the presenter. He/she did great. Two weeks later, whatever he taught if I don't have it firmly in place is pretty much gone. Now I thought I was unique. It was only happening to me. But no, as I informally

But my real issue, the point: All of us know way more than we ever do.



So the bottom line is do what you know and stop learning to go and learn and do nothing.

 Super Star or Average Agent? Eight questions.
Msn, 60 minutes, and other news media report and set standards for every agent on the performance of real estate. In Victorville, Apple Valley we have what the high desert would call top agents. They are perhaps in the top 6-10 percents of all agents.

So the one question to ask is what do they have in common?

Minimum acceptable standards.

Talk about motivation. Talk about Tracting your numbers. Talk about marketing and advertising approaches. Talk, talk, talk. They have Heart Power and solid ground for what is the minimum they will do in a transaction. That Standard is what keeps then above the crowd.

Your Copy may be Killing your Marketing. Your words might be unselling your clients home and losing you a commission. Whoever said," Sticks and stones my break my bones but wods can never hurt me" never saw the president make a word blunder and have to pay public apology for it.

I graduated from Northwestern College in Orange City, Iowa with a BA in literature. I enjoy and use the power of a well turned phrase or just the right word. Words are the conveyers of thought. The better the Word the better the thought.

Let's face it every Realtor is by the very nature of this business a word smith. We live and die by the power or the lack of power that our words convey.

What should an economist tell us about words? We seldom hear from economists such practical information. Usually we hear about trends and numbers and probability. An economist studies, develops, and applies theories and concepts from economics. The closest to a practical approach,(although not flattering at all is Freakanomics where economists Levitt and Dubner compare real estate agents to the KKK).

Professor Paul Anglin a Real Estate Economist or the University of Windsor, Ontario, Canada has studied and written many abstracts and paper on various economic studies. The one study that interestes me the most is the chart below: Study it well, it may save you time and money.

Although the context is Windsor and Essex Counties in Ontario, I feel that we would do well to pay attention. So if you see an ad of mine, it will contain beautiful, landscaping, move in condition if reasonable to apply, also you will not see vacant, rental property, motivated.

I don't know if this will make any difference in the High Desert, However, I have just changed an add for Schooner in Spring Valley lake, and for Pahute in Apple Valley, Francis St in Jess Ranch. I have shared this with agents who are working in Victorville, Hesperia, Apple Valley, Adelanto and they are very interested for anything that will give them an edge on the market.
