We beleive seriously in helping our agents generate leads. We signed the whole office on for six pictures and virtual tour. We also paid for Featured home in one Victorville zip code for four featured homes. Victorville Real Estate is a very hi hit on the internet in our area. But Realtor.com is higher. So on with the Story

Then the crunch came and we dropped Realtor.com like a hot potatoe. We also discovered that many of the agents were not loading up the six pictures and we thought, it is not a good use of money.



Guess What? The phone calls and the finding of our office became a lot less. We have over 125 agents.

We are now at the point considering signing back up with Realtor.com. By the way, it is not Cheap.

What is Your Former LIFE?
We all have a former life. You didn't start in real estate. Even if you lived in the same house in Victorville your whole life and your mom worked for Exit Desert Ocean Realty and your dad was a realtor in Victorville, Hesperia, and the high desert. You started in school.
Then just maybe then you took the step up to real estate.

So what is it that you bring to the field of real estate? I talked with Anna at Exit Desert Ocean Realty. She has two bachalors degrees. One in Chemistry and the other in Cell biology. Her Admission, " I will never do anything with that field again."

What is Viral Marketing? We all know what constitutes marketing but what's this viral thing? Well, for sure you needn't worry about catching it, that is unless you really want to. Basically viral marketing is a strategy that encourages the person you are involving in the message to pass it on to others. Like a cold. Even been in a place and people are coughing and sneezing? If you have been been you know that you are on the receiving end of "their message". Well, let's not pass our germs around but in business today it is essential that our message is one that gets passed around.

So how does one do that exactly. Suppose you have a listing on a property in the MLS and an agent sees it and send the listing out to his client. In effect your listing is said to be viral. Well, not too viral if one one agents sends it out, I suppose, but you are starting to get the idea. But what happens to that listing that others send out? Anything? Probably not. In this case then we would say that viral message was pretty week.

Your objective is to see your message multiplied over and over( just like that cold bug you got an airplane. Everyone you come in contact with is getting the benefit of what you picked up). OK, Benefit is probably not the right word here, but for marketing purposes, it is about benefits.

So we now know that to have an an effective marketing message today it should be viral. And it is has to have a benefit for the person that receives it. Now the trick is to get that benefit ( your message) passed on to others.

You might ask, why would someone would do that? Why wouldn't they just want to keep it themselves? Lets add a another word in to the mix. Shared benefit.

How do you craft something that others want and then they want to share it with others?We are in the real estate business and what sort of message or thing could you create that others want and then they will compelled to share it?

I have just such thing but before I share it and you say, hum, hadn't thought of it, I want to teach you something. In the big picture, we get so caught up in our professions that we forget that we are first human beings with family and friends and real estate for others is not the only thing important in their life. Knowing that and wondering what that statement has to real estate is exactly the issue.

Most people will grant that most of those in real estate know something about it. But with a gazillion mailings and all the Internet sites why does a consumer select the individual they want to hire. Many times and increasingly so they are looking for something different. Someone that stands out. Someone that proves they care about the consumer. Someone whose message is " Sticky", meaning that the consumer relates with it and holds on to it.

2 years ago, I happened on a product / service that was so affordable I couldn't get over it. Meeting the owner over telephone and e-mail conversations I would quickly learn that the standout product was even more than I realized. As I began to explore the possible uses of the product that were not real estate related, I was discovering that people were gravitating to it and sharing with friends and family and all the while my real estate message was being sent out over the Internet , over and over.

Now reflect back to the discussion on Viral marketing. What is it supposed to do be to successful. It is to cause you exposure not to one but to other people who like the message and send on to others, just like the germs of a cold virus. And they will want to share it and they will send to their friends. Over and over.

This product was meeting the challenge of viral marketing better than anything I had ever encountered. And basically free to use any way I desire, after subscribing to the product/service.

The messages being sent out where sometimes personal in nature, sometimes professional and often emotional. They could even be a combination of all those traits. There is just no limit. It can easily have all the elements when created with the right content. Even a year or two after sending out the first piece, I have been asked to please send it again and again.

At the risk of being to personal, I am going to share an example and then allow you to decide about the message. This particular item has been sent back forth many times already and it has nothing directly to do with real estate, yet the message I am sending with it, is clearly about real estate. Getting a referral because of it says it all.

 Pool Magic or Money Pit
I Own the American Dream. A Beautifull pool home. My Wife Marcia said, "Val, this is it." We imagined weekends of fun pool parties, evening swims under starry skies. But I should have looked at the high cost of owning a pool. So....

Right now I am looking at six guys, equipment and a pool that will be like NEW in 4 hours. They have come weeks ago to remove the old plaster, They came another time and replace coping. You know the lip that is about one foot deep that is the same material as the pool shell. I took  about ten of them and replaced the broken ones with newer ones for an overall effect of a newer looking pool.

I have talked with my fellow Realtors at Exit Desert Ocean Realty about Pools. We have one Realtor who likes to focus on Pool Homes. So In the Victorville, Apple Valley, Hesperia  area- the high desert, How important is a pool and the value of the pool in real estate?

I believe I got a fair deal from Blue Horizon Pools. Danny asked me for my business over six months ago. We signed contracts in February and we are finishing up the plaster today. Of course there is the completion of the job with mastic around the pool and getting the pool up and running.

Yes, I added color. Light Blue. My wife came out to help me pick the color. the first sample looked gray to me and I suppose lite. We thought to add some more dye. Just another tone or hue up on the color scale. It looked like a darker gray. The contractor told us that it is a natural color so it is not unusual to have modeling of the color. That is, it is not uniform in texture color throughout.
As the pool is almost done filling right now, it is a pretty sky blue. Just what I wanted. Yes, I have tile that needed replacement and cleaning. Yes I have a spa. Yes, I bought this home with a pool for my youngest son. He loves to swim and can't wait. Yes my wife is a first grade school teacher who will have 20 students and parents over in one week because all of her students participated in Accelerated Reader. So Yes a pool, a newer looking pool.

Cost? The quote was just under $6000.

So I talked with an appraiser. How much will this increase the value of my home? Answer: not one penny. It might, if you were selling your home, encourage the sale. But putting $6000 into the pool will not increase the value of the home.

Just as a side note, the pool the way it was would probably add about $6000 to the value. But I can't add 6 and 6 and make 12.

In this case 6 plus 6 makes 6. I think that is new math.

Lowering the Price, and Commission
Just a short one, I have a listing. In this area a 1953 year home is not the most enviable listing. They are moving out of state and need to sell. So for the first time in taking a price reduction, (I have taken many) I had one that was $40,000 in one fell stroke. Wow. My head is spinning and now to see if I can sell it.

Oh yes, I did something that I usually don't do. I lowered my commission from 3 to 2 percent. My excuse?

They are friends, and I will put my clients first even when it costs me.

We are all pretty much now used to the "1099 shortfall" , whereby the lender gives the seller of the short sale a 1099 reflecting the amount of the debt relief, which may be taxable as ordinary income.

Had you ever heard that the lender can do the same for foreclosed property owner if the value of the foreclosed property is deemed less than the market value?

In 2005 and 2006, the Sub-Prime loans that were made to weak borrowers are and will be putting many households in jeopardy of either a potential short sale necessity or facing foreclosure. Because there was so little down payment required, the value of many of these homes may be worth less than the amount owed.


Instances of receiving a tax bill were noted recently and the home owners were horrified to find that they also owed taxes on the debt relief. You might need to prove that you are insolvent to avoid having the forgiveness of debt recognized as income, as is so often the case in a short sale.

If you or anyone you know is facing foreclosure, get some professional tax advice and quickly, or you may be facing some serious tax consequences.

The IRS ,for now at least, is not explaining this new conundrum and how the tax agency applies the tax rules on forgiven debt. One thing is certain. Foreclosure is now one more possible way homeowners can feel the indignity of the "1099 shortfall" tax burden if financial calamity strikes them.
